We are having a significant problem with managers not properly inspecting units before and during the eviction process. We are filing many cases where the unit was vacant PRIOR to the eviction being sent to our office (or within a day or two after). Even if your eviction case is put on hold because we are waiting for additional information or documents from you, you must still follow these procedures. Additionally, managers are not watching the units once the eviction is sent to determine if the resident has left. All of these scenarios incur additional costs and fees, which will have to be paid by the community if it is determined that the costs and fees were incurred because proper inspection procedures are not being followed.
